PREPARE FOR A SMOOTH ADVENTURE
Before You Arrive
Driver Registration
Provide the full legal name of every person who may drive into the community at least 48 hours before arrival. The name must match the driver’s government-issued photo identification.
Vehicle Information
Provide available vehicle details for each approved vehicle. For rental vehicles, submit driver names on time and send vehicle information as soon as it becomes available.
Guest Count and Visitors
Confirm that all overnight guests are included in the reservation. The home allows no more than 14 overnight guests. Non-overnight visitors must be disclosed, and the total number of people at the property may never exceed 16.
Optional Pool and Spa Heat
Heat must be requested and purchased at least 48 hours before arrival and must cover the full duration of the reservation. Pricing varies by length of stay.
COMMUNITY GATE AND PARKING
Your Arrival
Initial Gate Entry
- Use the left entrance lane nearest the guard shack.
- Each driver presents a valid photo ID matching the submitted name.
- Receive the required community parking pass.
- After initial registration, use the right lane and scan the issued pass when permitted.
Guests arriving by rideshare should also enter through the left lane nearest the guard shack and follow the security team’s instructions.
Vehicle Limit
- Maximum of five vehicles associated with the reservation.
- Up to four standard-size vehicles may park in the driveway.
- Additional approved vehicles must use marked community spaces.
- Parking passes must be displayed in overflow or street parking spaces.
- RVs, boats, trailers, and commercial vehicles are not permitted.

PROTECT ACCESS AND LANDSCAPING
Park Like a Legend
- Never park on grass, sidewalks, curbs, fire lanes, near hydrants, or in unmarked areas.
- Do not block traffic, neighboring driveways, or emergency access.
- Parking on landscaped areas can damage irrigation systems and community property.
- Overflow parking is scattered throughout the neighborhood in painted spaces and is first-available.
- Luxury Rental Management does not control HOA enforcement and cannot reverse towing decisions.

Getting Inside
Your personalized door code is generally sent through your booking platform about one hour before check-in.
Unlocking the Door
- Press the two random illuminated numbers shown on the keypad.
- Wait for the full keypad to illuminate.
- Enter the access code provided in your reservation message.
- Turn the doorknob and enter.
Locking the Door
Close the door firmly and press the lock button when leaving. Confirm that the door is fully closed and secure.

Explore Your Home
Legends Landing accommodates up to 14 overnight guests and includes two main-level primary suites, spacious gathering areas, a fully equipped kitchen, a private pool and integrated spa, and a commercial-style arcade.
One main-level suite near the pool includes a bathroom with access from both the bedroom and pool area. A crib is located in the upstairs primary bedroom, and a high chair is provided.

Starter items are intended to begin the stay, not supply the entire reservation. Guests should purchase additional supplies based on their group size and length of stay.

COMFORT, CLIMATE, AND FLORIDA WILDLIFE
Living in Paradise
Air Conditioning
For optimal performance, we recommend setting the thermostat between 70°F and 72°F. Settings in the high 60s or lower can cause HVAC components to freeze, requiring the system to remain off while it thaws.
Keep exterior doors and windows closed while the air conditioning is operating. This preserves comfort, limits humidity and system strain, and reduces the chance of outdoor insects entering.
Florida Wildlife
The home receives professional quarterly pest control. Even with routine treatment, an occasional palmetto bug, ant, gecko, lizard, or other outdoor creature may enter, especially after rain, heat, or an open door.

The arcade machines are turned on and off using the wall switches in the game room. No quarters are required.
Protect the Games
- Do not unplug, move, climb behind, open, or attempt to repair arcade machines.
- Food and drinks are allowed, but keep liquids safely away from electronics.
- Never place toys, balls, hands, decorations, food, or other foreign objects into the bowling lane.
- Party decorations may not be attached to arcade equipment or walls.

Your Private Pool Retreat
The pool and patio are available 24 hours a day. Quiet hours begin at 10:00 PM and apply to the pool and patio area.
- Swim at your own risk; no lifeguard is on duty.
- Children must be supervised at all times.
- Use the removable pool safety fence when appropriate.
- No running, diving, rough play, glass, food, or drinks in the pool or spa.
- Do not use the pool or spa during lightning or severe weather.
- Do not drape pool towels over the pool safety fence.

Pool and spa heat are not included in the base reservation price. Heat must be requested at least 48 hours before arrival, purchased for the full stay, and paid before activation.

The Coldest Daily Temperature Matters
The electric heat pump draws warmth from the surrounding air. Its performance is restricted by the coldest ambient temperature during the heating cycle, which may occur overnight or early in the morning rather than during the warmer afternoon.
For example, if the outdoor temperature falls to 48°F at 5:00 AM, the pool or spa may reach only approximately 58°F during a rare extreme cold event, even if the afternoon later rises into the 70s.
Wind, rain, humidity, starting water temperature, circulation, and the duration of the cold event also affect results. Purchasing heat does not guarantee a particular water temperature during unusually cold weather.
HOW EVERYTHING WORKS
Pool Systems and Service
Spa Jets
Press the silver button near the patio door to activate the spa jets. The jets operate on a timer so circulation can return to the main pool. Press the button again for another cycle when appropriate.
Pool Lights
The pool lights are controlled by a switch near the patio door.
Do Not Adjust Equipment
The pool system is controlled and monitored remotely. Do not touch valves, pumps, timers, heater settings, filters, electrical controls, automation equipment, or plumbing.
Professional Service
The pool vendor generally visits twice weekly during peak season and once weekly during off-season. Natural debris may blow into an outdoor pool between visits. A skimmer net is hung in the patio area for guest use.

TRASH, PLUMBING, AND DISPOSAL
Home Care Made Simple
Daily Trash Collection
The outdoor bin is near the front door at the edge of the driveway and must remain there under HOA rules. All trash must be securely bagged. Break down boxes and bag the cardboard. Excess bagged trash may be stacked neatly around the bin.
Garbage Disposal
If the disposal stops, press the small square red reset button on the bottom of the disposal beneath the sink once. Never place hands or tools inside, and do not try to remove a stuck object. Contact the hosts if the reset does not solve the issue.
Protect the Plumbing
Only toilet paper and human waste may be flushed. Never flush sanitary wipes, “flushable” wipes, feminine products, paper towels, diapers, cotton swabs, grease, food, or other foreign objects.
SIMPLE CHECKOUT-FRIENDLY CARE
Laundry and Linens
The washer and dryer location is shown on the floor plan. A starter supply of laundry detergent is provided.
- Leave used towels in the bedrooms or bathrooms; cleaners will collect them.
- Separate heavily stained towels so they can be treated.
- Do not hang pool towels over the pool fence.
- Do not strip the beds. Leaving bedding in place helps cleaners identify correct linen sizes.
- Extra linens are not left throughout the home to avoid unnecessary damage or laundering.
HOUSE GUIDELINES
Respect the Home and Community
- No parties or events.
- Maximum 14 overnight guests and 16 total people including approved visitors.
- Quiet hours are 10:00 PM to 7:00 AM.
- No smoking or vaping inside, in the arcade, or in the pool enclosure.
- Smoking may occur only outside the enclosure and away from doors and windows.
- No candles, fires, fireworks, glitter, confetti, or party decorations.
- Do not attach anything to walls, furniture, fixtures, equipment, screens, fences, or railings.
- Do not move furniture.
- Report damage immediately.
Exterior Security Cameras
Audio and video recording devices are located at the exterior front door, above the front of the home, and on the side of the home. There are no cameras inside the home, inside the pool area, or on the pool-facing side of the home. There are no noise-monitoring devices.

Community amenities may include a swimming pool, hot tub, lazy river, cabanas, playground, pickleball, volleyball, fitness facility, and à la carte food options.

Even Legends Need Maintenance
Legends Landing is professionally cleaned, inspected, and prepared before each arrival. Even with careful preparation, a home contains thousands of working components, and an unexpected concern can occasionally arise.
Please contact the hosts promptly about cleaning matters, appliance questions, plumbing, Wi-Fi, television, pool or spa concerns, arcade equipment, accidental damage, or anything affecting comfort or safety.

Vendor Access
Guests do not need to remain at the property during repairs. For a non-emergency, tell us whether a vendor may enter while you are away. Vendor response may range from a few hours to the following day based on severity, time, technician availability, and parts.

During peak season, late checkout is generally unavailable because the cleaning and inspection teams need the full turnover period. An unauthorized late departure may result in a charge equal to one night’s stay.
