Submit at Least 48 Hours Before Arrival

• Full legal name of every driver

• Vehicle information when available

• Accurate overnight guest count

• Details for any non-overnight visitors

• Pool/spa heat request and payment

Occupancy and Visitors

• All overnight guests must be listed

• No more than 14 overnight guests

• Visitors must be disclosed

• No more than 16 total people at the property

• No parties or events

Parking Rules

A maximum of five vehicles may be associated with the reservation. Up to four standard-size vehicles may park in the driveway. Additional approved vehicles must use clearly marked and painted community spaces and display the parking pass. No parking map is currently available. RVs, boats, trailers, and commercial vehicles are not permitted.

 

Why the Rules Matter

Never park on grass, sidewalks, curbs, fire lanes, near hydrants, or in unmarked areas. These restrictions protect irrigation systems and preserve clear access for emergency responders. HOA towing enforcement may occur without a complimentary warning, and Luxury Rental Management cannot reverse towing decisions.

Kitchen Equipment

• Refrigerator, stove, oven, microwave, and dishwasher

• Drip coffee maker and Keurig

• Cookware, dishes, glassware, utensils, and basic kitchen tools

• No stored condiments due to Florida humidity

• No grill is provided; local rental companies may offer delivery and pickup

Starter Supplies

• One roll of toilet paper per bathroom

• One bath towel per sleeping arrangement

• One hand towel per bathroom

• Pool towels

• Kitchen sponge

• A small supply of dishwasher tablets, laundry tablets, and trash bags

 

Plan for Your Group

Starter items are intended to begin the stay, not supply the entire reservation. Group size and length of stay vary, so guests should purchase additional paper goods, toiletries, detergents, trash bags, coffee, food, and personal supplies as needed.

Air Conditioning

• Recommended setting: 70°F–72°F

• Very low settings can freeze HVAC lines or coils

• Keep exterior doors and windows closed

• Portable fans may be available throughout the home

• Set thermostat to 72°F at checkout

Florida Wildlife

• Professional quarterly pest control

• An occasional palmetto bug, ant, gecko, or lizard may enter

• Keep food sealed and clean spills promptly

• One or two insects are not necessarily an infestation

• Contact the hosts for a swarm, colony, or repeated activity

Pool Safety

• Pool and patio available 24/7

• Quiet hours begin at 10:00 PM

• No lifeguard is on duty

• Children require constant supervision

• Use the removable safety fence when appropriate

• No running, diving, rough play, glass, food, or drinks in the water

• Never swim during lightning or severe weather

Pool Convenience

• Pool towels are provided

• Do not drape towels on the safety fence

• Pool lights use a switch near the patio door

• Spa jets use the silver button near the patio door

• Remove toys and floats from the water at checkout

• A skimmer net is available for natural debris

 

SET TEMPERATURES, NOT GUARANTEED TEMPERATURES

Optional Pool and Spa Heat

Pool and spa heat are not included in the base reservation price. Heat must be requested at least 48 hours before arrival, purchased for the full stay, and paid before activation.

Programmed Set Temperatures

Pool: 87°F   •   Spa: 98°F
These are equipment settings, not guaranteed or maintained water temperatures. The system may not reach or continuously hold the set temperatures.

 

The Coldest Daily Temperature Matters

The electric heat pump draws warmth from the surrounding air. Performance is restricted by the coldest ambient temperature during the daily heating cycle, often the overnight or early-morning low. If the temperature falls to 48°F at 5:00 AM, the pool or spa may reach only approximately 58°F during a rare extreme cold event, even if the afternoon becomes warmer. Wind, rain, humidity, circulation, starting water temperature, and the duration of the cold event also affect performance.

 

 

HOW EVERYTHING WORKS

Pool Systems and Service

Equipment and Service

• Pool system is monitored and controlled remotely

• Do not touch valves, pumps, timers, heaters, filters, electrical controls, or plumbing

• Pool vendor generally visits twice weekly in peak season and weekly in off-season

• Vendors may enter the exterior pool area during scheduled service

• Contact the hosts if water appears cloudy, discolored, unsafe, or unusually different

Outdoor Pool Expectations

• Leaves, pollen, insects, and natural debris may enter between service visits

• The skimmer net may be used for floating debris

• Do not attach decorations to screens, fences, pool equipment, or controls

• Previous guests may leave floats; hosts do not guarantee or supply them

 

HOME CARE MADE SIMPLE

Trash, Plumbing, and Laundry

Trash and Plumbing

• Outdoor bin remains near the front door at the driveway edge

• All trash must be securely bagged

• Break down and bag boxes

• Excess bagged trash may be placed neatly around the bin

• Only toilet paper and human waste may be flushed

• Never flush wipes, feminine products, paper towels, tissues, diapers, or foreign objects

• For a disposal reset, press the small red button underneath once; never reach inside

Laundry and Linens

• Starter laundry detergent is provided

• Leave used towels in bedrooms or bathrooms

• Separate heavily stained towels

• Do not strip beds

• Do not hang pool towels on the safety fence

• Extra linens are not left throughout the home to prevent unnecessary damage or laundering

 

 

RESPECT THE HOME AND COMMUNITY

House Guidelines

Exterior Security Cameras

Audio and video recording devices are located at the exterior front door, above the front of the home, and on the side of the home. There are no cameras inside the home or inside the pool area, and there are no noise-monitoring devices. Guests may not cover, disable, move, or interfere with security devices.

Solterra Resort Amenities

Community amenities may include a swimming pool, hot tub, lazy river, cabanas, playground, pickleball, volleyball, fitness facilities, and à la carte food options.

Amenity Access

The current fee is approximately $45 plus tax for the entire group for the entire stay, paid directly to the amenity center. Fees, hours, closures, food service, and access rules are controlled by the resort and may change without notice.

 

 

RESPONSIVE SUPPORT THROUGHOUT YOUR STAY

Even Serenity Needs a Helping Hand

Serenity Palms is professionally cleaned, inspected, and prepared before each arrival. Even with careful preparation, a home contains many working components and an unexpected cleaning, appliance, plumbing, television, Wi-Fi, pool, spa, or maintenance concern may occasionally arise.

Please contact the hosts promptly. Some matters can be resolved through a simple step by text or telephone, depending on your comfort level. Others may require a vendor visit. Vendor response may range from a few hours to the following day depending on time, urgency, technician availability, and parts.

Vendor Access

Guests do not need to remain at the property during repairs. For a non-emergency, tell us whether a vendor may enter while you are away. A photo or short video often helps us identify the concern and send the correct professional.

BEFORE YOUR SERENE ESCAPE ENDS

Checkout at 10:00 AM

Late Checkout

During peak season, late checkout is generally unavailable. An unauthorized late departure may result in a charge equal to one night’s stay.

 

Kitchen and Home

• Load and start the dishwasher

• Remove personal food

• Bag all trash and place it in the outdoor bin

• Set thermostat to 72°F

• Log out of personal streaming accounts

• Turn off unnecessary lights

• Confirm doors and windows are closed

Bedrooms and Pool

• Do not strip beds

• Leave used towels in bedrooms or bathrooms

• Separate heavily stained towels

• Remove toys and floats from the pool

• Place pool items in the designated storage bin

• Do not leave towels on the pool fence

• Check drawers, closets, bathrooms, and under beds

 

Secure the Door

Close the front door firmly, press the lock button or enter the code to lock it, and confirm that the door is secure. Guests do not need to notify the hosts after departure.
